While managing your property we will handle all maintenance issues, leasing, Tenant/Utilities/HOA contact, and provide you with monthly financial updates.

How We Find You Tenants

When we sign a management agreement with a homeowner we start by evaluating the property to perform any necessary maintenance before taking marketing photos and a 3D tour of the property. Our properties are advertised across all of the top rental sites including Zillow, Apartments.com, Facebook Marketplace, and many more to ensure the broadest exposure to potential tenants. As we receive applicants, we screen them for credit, criminal, and eviction history as well as verifying income.

Preserving Your Property

We take a two-pronged approach to preserving your property, by performing regular inspections, and by providing you with a high level of liability coverage on the off-chance there is any damage to your investment. Our inspections consist of monthly drive-by photos where we make sure everything is compliant with the lease and HOA rules. Additionally, we look for any major issues on the exterior of the home that may need to be addressed before they become a long-term problem. We also perform semi-annual interior inspections of the unit to ensure the home is being properly maintained.


Should the unfortunate ever occur, 208 Houses Property Management is unique among property management companies in signing our tenants up for $100,000 worth of landlord liability insurance to cover damage to the home, this coverage is on top of renter’s insurance which we also require.

Maximizing Your Return

We are committed to providing you open and transparent management, that is why we detail all of our fees upfront so you can make an informed decision. Our monthly fees are 8% of rents collected, with a minimum of $100/month. Two major things set 208 Houses Property Management apart from other companies when it comes to costs, our lease-up fee, and the fact that we never upcharge for maintenance.


While most management companies will charge homeowners 30-50% of the 1st month's rent to find a new tenant, we charge a flat $100 fee. Additionally, any time we have to fix something at your property we will never upcharge you for maintenance. If it cost most other companies $75 to send a contractor to your property, they will bill you $90. At 208 Houses Property Management you pay exactly what we pay, if we get a bill for $75 you will never pay more than that.
